Terms and Conditions for Holiday Rentals

Unique´x Properties S.L acts in accordance with general terms and conditions for rentals.

Booking and terms of payment

A booking is valid once a rental agreement has been completed, a reservation deposit of 40% (of the total rental amount) has been paid and the booking has been confirmed in writing by Unique´x Properties S.L. The total rental amount is to be paid no later than 8 weeks before arrival. Reservations made later have to be paid in full when booked. Payments can be made by bank transfer or by credit card.

Notice of cancellation

Any cancellation must be made in writing. No refund of the reservation deposit will be made, if for some reason the client does not fulfill the agreement. If cancellation is made after the full balance has been made, a cancellation charge will apply depending on the period of notice. Non-payments by the due date will be treated as a cancellation.

Security deposit

On the arrival date a security deposit of 500-1000€, depending on the property, is to be paid by credit card. The deposit will be held against any damage/deviations caused to the property, the furniture effects and fittings etc. The amount will be refunded within 48 hours from departure, after inspection of the property, provided there are no damages or deviations.

Arrival and departure

We offer arrival and departure 7 days a week. Check-in and check-out is flexible depending on availability, fee may apply. A fee of 80€ will be applied if arrival to the property is between 20:00-22:00. Arrival after 22:00 is not possible.

General Conditions

No-smoking policy and no-pets policy applies in all our properties.
Unique´x Properties S.L acts as letting agent for the property owner and administers the rental on behalf of the owner. The rental agreement is between the tenant/client and the property owner, in accordance with conditions stated in the rental agreement. Any legal dispute which may arise is between tenant and owner. Unique´x Properties S.L is empowered to sign on behalf of the owner.

We recommend clients to take out a holiday insurance to cover any potential losses or damages they may suffer.

My favourite is morning run by the shore line, such a great start for a day! Also the Paddle Club Gym is a great place for those who want 5-star indoor/outdoor gym facilities. "We both really enjoyed our time in El Embrujo Playa, the apartment was of the highest standard and spotlessly clean. The grounds were really well maintained and the same goes for the pool, to sunbathe for a few hours in the lush gardens, followed by a cool swim and then up to the Jacuzzi on the balcony with a glass of bubbles was the ideal start to the day for us. The location was also ideal for, 20 minutes walk to the east and you are in Puerto Banus, 20 minutes to the west and you are in San Pedro proper with its own range of restaurants. The apartment was quiet and although I am a light sleeper, I never heard a thing. The arrangements were impeccable and all went according to plan, we would definitely return and so many thanks for your efforts."
