How to buy a property in Marbella – step by step

Buying property in Spain differs from the process in the UK or Scandinavia, and it is important to understand the steps before you begin. 1. Define your requirements and budget

2. Property search and viewings

7. Completion at the notary (escritura)

What additional costs are involved when buying in Marbella?

In addition to the purchase price itself, there are costs that are important to budget for. As a rule of thumb, you should allow approximately 10–13 per cent of the purchase price for additional expenses, depens if you buy a new or used property.

  • Transfer tax (ITP) – When buying a resale property, the transfer tax is 7 per cent in Andalusia. For new-build properties, 10% VAT (IVA) on the purchase price and 1.2% stamp duty.
  • Notary fees – Typically between €1,000 and €4,000 depending on the purchase price.
  • Land registry fee – The charge for registering the title deed, normally €400–2,000.
  • Legal fees – approximately 1 per cent of the purchase price for legal advice and due diligence.
  • Bank charges – If you are financing the purchase with a mortgage, the bank’s valuation and arrangement fees will apply.
